Our Business Bay office
Homesae operates from 2104 Prime Tower in Business Bay, the central business district immediately south of Downtown Dubai along the Dubai Water Canal. Business Bay puts us minutes from the Burj Khalifa district, Sheikh Zayed Road, DIFC and the Dubai Land Department, which matters on transaction days: NOC collection, DLD transfer appointments and developer sales-centre visits are all short trips rather than half-day expeditions. As a general guide to the market: prime one-bedroom apartments in Downtown Dubai and Business Bay typically start in the AED 1.5–2.5 million range; branded residences generally begin around AED 3 million and rise sharply with the brand and the view; townhouses in master communities such as DAMAC Hills and Tilal Al Ghaf sit in the AED 3–6 million band; and signature villas and mansions on Palm Jumeirah, in Emirates Hills or Al Barari run from roughly AED 20 million into nine figures. A purchase at AED 2 million or above is the usual threshold for a ten-year Golden Visa.

Homesae was founded in 2020 and is led by Ivan Todorov (Chief Executive Officer) and Jamil Chowdhury (Chief Operating Officer), supported by a team of RERA-registered senior consultants, each holding an individual BRN. Why a boutique brokerage — and when it isn’t the right choice
A boutique agency gives you senior attention, a shorter chain between you and the decision-maker, and advice that is not driven by a monthly listing quota. The trade-off is scale: a 300-agent brokerage will have more resale stock on its own books and more parallel viewings on any given day. Our answer is to be honest about it — on resale we work the whole market rather than only our own inventory, and on off-plan, where the developer pays the brokerage, there is no cost difference to you at all.
